Dividend Update

It's been quiet here on the blog for a while now. Nothing's wrong but I was very busy at work and at home and didn't feel the energy to write some blogs. But now that everything is calming down a bit, it is time to pick up where I left off. I've been investing a bit in the last month. I bought 10 extra UNA shares and also 11 shares of OHI. Both when they were dipping after their reported Q3 results. Also I started investing in a new Mutual fund, which invests mainly in bonds. In total I invested just short of 900 Euros for an expected anual dividend increase of €33. I also collected dividends in september and october. In september I received €58.82 an increase of 270% compared to last year. In november I received €15.58, an increase of 80% compared to last year.

Recent purchase: BNS

With the money I had from the sell of ABBV I expanded on my BNS position. I bought another 4 shares. For my net dividend income the sell and buy have a small impact. I lost €8 by selling ABBV and I gained €10.60 by buying BNS. I bought BNS at $62.55 a share. With a quarterly dividend of $0.63, BNS yields 4%.

It was a long time ago that I sold some stocks, but yesterday I did. I sold my total position (3 shares) in Abbvie (ABBV). I bought the ABBV shares last January for a price of $62.75 a share and sold them at $81.50, which is almost a capital gain of 30%. In dollars that is. As I live in The Netherlands, I look at my investments in Euros. And because the dollar has weakened tremendously since January, my actual capital gains are just 12%. When I add the dividends I received the "profit" I made was 14%. Why did I sell? Well, mostly because of the surge in shareprice ABBV made yesterday. I expect that that shareprice >$80 won't last very long. I still like ABBV though, so if the price comes down a quite a bit I might another batch of shares. For now I expanded on one of my other positions, which I will write about in another blog.

Recent purchase: AMS: AD

Last friday my position of Ahold Delhaize took a hit of more than 7% at one moment. I took the opportunity to expand on my position. I bought another 20 shares at a price of €15.50 each. Including transaction fees the total price of this purchase €312.06. With this purchase I tripled my position from 10 to 30 shares. With these shares my annual dividend income increases with about 9 Euros to €410. My cost basis dropped tot €15.90 per share. At current market price AD yields 3.68%, my yield on cost is now 3.58%. July 2017 dividend income

It's been a while since I posted my last blog. We were away for holiday vacation for a couple of weeks, camping in France. After that work kept me busy much more than I would have wanted but now it is time to blog again. Now, just before the end of the month I finally have time to report my dividend income of July. The first month of the quarter is alway a bit of an off month for my dividend income. I can report a dividend income after taxes of  €14.44. The following companies paid me for owning their shares: Coca Cola (KO): €7.71 Whitestone REIT (WSR): €5.17 Bank of Nova Scotia (BNS): €1.56 The still declining rate of the Dollar versus the Euro is still hurting my dividend income in Euro's. While my portfolio is slowly growing, my dividend income isn't, On the other side, it is also cheaper for me to buy US stocks. 

June 2017: Dividend income

We're already halfway through 2017 and summer vacation is upone us. So it is time to report our dividend income from last month. And again, I can report a record breaking month. This month I received a total of €57.97 after taxes in dividend, a YoY increase of 445%. The following 5 companies paid us for owning a piece of them: Walmart (WMT): €1.92 Unilever (AMS: UNA): €14.16 Target (TGT): €6.82 Whitestone REIT (WSR): €5.25 Royal Dutch Shell (AMS: RDSA): €29.82 (1 share DRIP + €5.05 cash) My YTD dividend income now is €180.85. As the first month of the quarter is an off month for my portfolio I think I will just mis out on the €200 mark next month, but it will be a close call. It all depends on how the Euro/Dollar exchange rate will be during July. Because of the DRIP of my RDSA share my annual dividend will increase by €1.64 of which we will receive half in the rest of 2017. How was your dividend income in June?

New position AD

Yesterday I initiated a new postion. I bought 10 shares of Ahold Delhaize (AMS: AD). AD is company that was formed by the merger of Ahold from The Netherlands and Delhaize from Belgium. Ahold constists of their flagship Albert Heijn the market leader in supermarkets in The Neterlands, the largest liquor store chain Gall&Gall and the reason why Amazon doesn't have a big market share in Holland, bol.com . Most of these brands are also known in Belgium, but the main brand for Belgium is Delhaize. Aold Delhaize is also active in the United States with brands like: Foodlion Stop&Shop bfresh and many more.They are also active in Asia. I was eyeing for AD a little while but found them a bit expensive at a share price of €20 but since the announced takeover of Wholefoods by Amazon the share prices has taken a hit and closed at €16.04 yesterday. So it was now well within the price I was willing to pay for it. I bought 10 shares of AD at a share price of €16.30

Portfolio hits €10k

Yesterday my portfolio value hit the €10.000 mark for the first time. That is a big milestone for me, so I looked back at how my portfolio is doing. I did my first investment in Februari of 2016. I invested €9.600 so far, so this means I made capital gains of more than €400 or 4.16% increase. Furthermore I received approximately €300 so far which is 3.13% of the total investments. I reinvested all of that dividends in new purchases. So in fact I only invested €9.300. So total gains so far are 7.5% in total or 4.9% annualized. Not too bad but not too great either.

Recent Purchase: TGT

Today Amazon (AMZN) made an impact on a lot of stocks by announcing it's buying Whole Foods (WFM). A lot of stocks such as Walmart (WMT) and Target (TGT) which I both own went down quite conserably. So I seized the opportunity to buy some more TGT shares. I bought 5, at a price of $50.23 a piece bringing the total amount of shares I own to 20. Including transaction fees I paid a total of €225.50. At this price TGT (with it's just announced   raised dividend yields 4.94%. This purchase brings the average purchase price of my TGT shares at €55.81 almost 3.5 euros lower than before. YOC are up to 3.94%. Total dividend has raised to €410 after taxes.

Dividend raise: TGT

Yesterday Target (TGT) announced it will raise it's quarterly dividend by 2 cents to $0.62. This is a raise of 3.3%. Owning 15 shares of TGT this raise will increase my yearly net dividend by $1.20 to appoximately€402. With current share price, TGT's yield is 4.47%. My YOC is a bit lower: 3.74%. If the TGT share price stays at current levels for a while I might purchase some more shares....

May 17: Dividend income

June has already started so it is time to report my dividend income in May. May was a better month than February, but it could have been even better. Because the dollar took a hit compared to the Euro, my income in Euro's suffered a bit. I received dividend from the follwing companies: Whitestone REIT (WSR): €5.39 Omega Healthcare Investors (OHI): €19,31 Texas Instruments (TXN): €1,53 Abbvie (ABBV): €1,47 Kempen Global High Dividend Mutual Fund: €4,86 (DRIP) Total net dividend income was €32,56, breaking the €100 YTD and almost equalling the total dividend income of 2016. I cannot compare this month's income with last year, because last year I didn't receive any dividends. How was your May dividend income? I will updat my dividend income page soon..

Recent buy: Bank of Nova Scotia (BNS)

Yesterday I made a first purchase of this month, buying a couple of shares of Bank of Nova Scotia (BNS). As we've been having some extra unexpected expenses the amount of pocket money we have has shrunk a bit. So our first priority, as well as making extra mortgage payments, is filling our coffers again. Having said that, we were able to make this small purchase, partly from our received dividends ans a little bit of new cash. We bought 4 shares of BNS at a price of $55.30 a piece. With transaction fees the cost basis of this purchase was €201.67. As BNS pays about $2.28 a year in dividend it yields 4%. My expected dividend after taxes is raised a bit to about €402 a year. This is lower than I reported in earlier posts. Because the dollar is taking a hit compared to the Euro, my expected dividend income has dropped a couple of percents recently. Dividend income april 2017

May is already a few days old and in The Netherlands we will tonight remember our fallen compatriots from World War II and later, and tomorrow we will celebrate our liberation from the Nazis. An update for my April dividend income is almost overdue. In april we received dividend from 3 companies: Coca-Cola (KO) paid us €8.49 Wal-Mart (WMT) paid us €2.03 Whitestone REIT (WSR) paid us €4.19 In total we received €14.71 after taxes, bringing our YTD Dividend to €89.20. We will breach the €100 mark in May.

Dividend raise Unilever

Yesterday Unilever NV (AMS:UNA)  presented their first Quarter results and presented their new quarterly dividend. They have raised their quarterly dividend from €0.3201 to €0.3585. That's a raise of 12%. At the current share price UNA yields exactly 3%. The dividend raise increases my expected annual dividend income by 6 euros after taxes tot €406. My cost basis for the UNA shares is €38.56, so the new YOC is 3.7%.

Recent buy: WSR

Today I my expanded on my position in Whitesone REIT (WSR). WSR attracted new capital for the purchase of two new properties. The share price dropped about 9% premarket. I bought another 18 shares for $12.94 a share. Including transaction fees the total costs of this purchase were €217.12 or €12.06 per share. With the annual dividend of €1.06 this purchase yields 8.8%. My expected annual dividend is raised by about 16 euros after taxes, bringing the total just above €400 after taxes. I now own 73 shares of WSR and this will provide me with a monthly dividend income of €5.50 after taxes. With this purchase my cost base drops from €13.21 to €12.92 per share. YOC will be 8.24%.

Dividend raise OHI

This is the second post about Omega Healthcare Investors (OHI) in two days. Yesterday I reported buying 10 shares of the company and yesterday evening I was rewarded with the announcement of a dividend raise by OHI. The quarterly dividend is raised from $0.62 to $0.63. This is an increase of 1.6%. Owning 40 shares of OHI my expected annual dividend income will rise by $1.60 which is not that much. Total expected annual dividend income from OHI will be $100,80 pre taxes and €83.44 after taxes. While OHI raises it's dividend every quarter, I should really look at how much the dividend has raised in a year. Next dividend is 8.6% higher than last year's dividend. That is actually a very nice yearly increase. OHI will yield 7.4% at the current share price and my YOC will be just above 8%.

Today I expanded my position in OHI. I bought another 10 shares for $34.24 per share. Including transaction fees of €0.54, the total costs were €323.03 or €32.30 I already owned 30 shares at a cost basis €31.03 per share, so my cost basis has risen somewhat to €31.34. Last quarter OHI paid a dividend of $0.62 and is known to raise it's dividend every quarter. But at this dividend the yield on cost of this purchase is 7.6% and 7.9% on all my shares. This purchase will raise my expected yearly dividend income by $26.20 before taxes. After taxes my annual expected dividend income is increased to €385.

March 17: Dividend income

We're already a few days into April so it is long due to report on my dividend income of March. March was a great month, it really was... We received an alltime high amount of dividend, €51.60 after taxes from 4 different companies: Royal Dutch Shell (RDSA): 1 share DRIP + €6.19 cash = €30.80 Whitestone REIT (WSR): €3.79 Target (TGT): €4.79 Unilever NV (UNA): €12.24 This is the highest amount yet, even topping last December when we received dividend from not just these companies but also Coca-Cola. The DRIP of 1 RDSA share will increase my expected net dividend income with approximately €1,50. Recent buy: WSR

I had still a little bit of collected dividend lying around on my brokerage account which wasn't quite enough to buy a single share of most companies. However, Whitestone REIT (WSR) was going around for only $13 a piece today. So I purchased just 3 shares of WSR to add to my other 50 at a price of $12.95 a piece. At this share price WSR yields a whopping 8.8%.Including transaction fees the total share price is €12.41. This purchase will increase my expected annual income by just €2.75 after taxes at current exchange rates. My cost basis for WSR is reduced from €13.28 to €13.23, just a marginal change. YOC is now 8.6%. Whitestone just reported solid financial figures over 2016. When I have some more money availlable and the price is still attractive I will expand on this position.

Mutual fund: Cost reduction management fees

This week I got a letter from my bank. It said that my bank made a better deal with one of the mutual funds I invest in on a monthly basis, Kempen Global High Dividend fund. Exclusively for customers of my bank they negotiated a cost reduction of 0.15% from 0.78% to 0.63% in management fees. According to the letter I will notice this by a higher appreciating value of the fund. This is because the management fee is withdrawn from the fund value. The mutual fund will get it's own ISIN number because it's course will differ from the original fund in the future whil all mangement decissions of the fund will be the same. I think this is partly because of the much lower management fees tha ETFs charge for their products. Have you ever have had management fees changed in mutual funds or ETFs?

Dividend income February 2017

February 2017 was a great month for our dividend income. It wasn't an all time high month, but it was the second highest month so far. The following companies paid us net dividend (in Euros, after taxes): Whitestone REIT (WSR): €3.79 Omega Healthcare Investors (OHI): €9.86 Texas Instruments (TXN): €1.61 Abbvie (ABBV): €1.53 Kempen Global High Dividend Fund (KGHD): €3.43 (DRIP) In total our net dividend income was €20.22. I cannot compare this to last year's income because we weren't investing yet at the time but this is an increase of almost 29% from last November. I am looking forward to next month. March promisses to be a new all time high and the first month that net dividend income will exceed €50. How was your February on dividend income?

Recent buy: TGT

After Target Corporation (TGT) presented their 2016 financial figures and the 2017 financial outlook, share price dropped significantly premarket. TGT closed on monday at $66.51 and was going around $58 premarket. I placed a buy order for $57.50 a share for 5 shares. I didn't have too much cash lying around because of a €12k extra mortgage payment that is due for today. When the markets opened the order was executed immediately at a share price of $57.43 a share, so now I own 5 extra shares of TGT and 15 in total. Including transaction fees this buy costed €271.63 or €54.33 a share. My cost base for TGT dropped from €61.90 to €59.38. The yield on cost (YOC) is now 3.8%. And after taxes this buy increases my net annual dividend income with €9.62 to almost €360.

Dividend raise: Coca-Cola

It hasn't happened to me a lot since I've started investing, but today another company decided to give me a pay raise. Coca Cola Company (KO) raised it's quarterly dividend from$0.35 to $0.37 a share. This is a raise of 5.7%. Much higher than inflation in The Netherlands at the moment. Since I own 28 shares of KO my annual net dividend income is increased by $1.90. This raise rises YOC to 3.4%.

Recent buy: OHI

Today I made another purchase. I bought another 10 shares of Omega Healthcare Investors (OHI) I now own 30 shares. OHI has been undervalued for a while and frankly I don't totally understand why. It can't just be the announced interest rate hikes this year. And they produced great 2016 figures just a while back. So anyway, I bought 10 shares for $30.80 a share. Including transaction fees the price per share in Euros was €29.18. At this shareprice OHI yields 8% My average cost basis is now €31.03. The dividend yield is 7.5%. This purchase increases my net expected annual dividend income with €19.88 to €345.

New position: WMT

Today I initiated a new position. I bought 5 shares of Walmart (WMT) at $67.85 per share. Including transaction fees the cost basis is $67.95. Dividend yield is 2.9%. With this purchase my expected annual dividend income is increased with €8 to approximately €325. WMT has come down the last month. It is already climbing back up a little bit earlier this week. In the DGI community I don't see many purchases of WMT, but it is a strong company with a great divididend history. Also WMT pays dividend in the first month of every quarter, which are the off months for my portfolio at the moment. I now have initiated four new positions this year. That was one of the goals I set for 2017. The next months I won't be buying as much as the first 5 weeks of the year as we'll be paying off our mortgage more aggressively in the coming months.

Dividend raise: Kempen Global High Divididend fund

Parallel to investing in individual dividend growth stocks I also invest €100 into two mutual funds. One fund is a mixed fnds with both bonds, shares and some liquid assets. This fund automatically reinvests all the dividends and interest payments, resulting in a higher price. The other mutual fund, Kempen Global High Dividend Fund, pays a quarterly dividend. This dividend was raised for 2017. The quarterly dividend is raised from €0.33 to €0.35 per share. This is a dividend raise of 6.06%. The current price for the fund is €31.40, a dividend yield of 4.46%. At the moment I own 11.5 shares of this mutual fund so this raise increases my yearly dividend with 78 cents. However, I purchase for €50 each month and reinvest the dividend automatically. The first payment will be in February the exact date is not set yet.

January 2017 dividend income

The end of the month is coming so it is time to state my dividend income. It has been a slow month, however the dividend income is at least a million times higher than last year when I wasn't investing yet. This month only one company paid me. Whitestone REIT (WSR) paid me €3.79 for owning 50 of their shares. Compared to last October's dividend this moth the dividend is much lower. This is all Coca Cola's fault. They pay dividends in the first month of the quarter three ties a year, also in October, but they already paid in December instead of January. WSR itself paid me the same amount of dollars, but in Euros I received 14 cents more than last October.

New purchase: UNA

After the 2016 report of Unilever (AMS: UNA) this morning, the stock price of UNA fell with almost 2 Euros. This gave me the green light to add to my holdings. I made a purchase order for 13 shares at a limit price of €37.65. This afternoon the shareprice dropped (shortly) under this limit, so the purchase was made. Including transaction fees the cost basis was €491.55 in total or €37.81 per share. With their quarterly dividend of €0.3201 per share, this purchase will yield almost 3.4% before taxes. This purchase will increases my expected yearly dividend €14.14 after taxes to €320. I now own 45 shares of UNA with a cost base of €38.56. The yield on costs is 3.3%.

New purchase: some more TGT

Earlier this week I bought 5 shares of Target Corporation (TGT), today I bought 5 more for $65 per share. This will put my expected annual net dividend income well over €300. Now I own 10 shares of TGT at a cost basis of €619.03. Dividend yield is now 3.66%. TGT is down this week after disappointing Holiday sales. However, I like the deal they struck with the Major League Soccer (MLS) this week. I think this is going to pay off in the next few years. Soccer is growing in popularity in the US and is still the most commercial sport worldwide.

New position: TGT

Today I started another new position. I bought 5 shares of Target Corporation (TGT) at a price of $66.65 a share. Although I had zero shares of TGT it is not a totally new postion. In November 2016 I bought and sold a few shares for a hefty profit. Back  then I bought the shares for almost the same price $66.80 and sold them for $77.25 and also picking up a quarter of dividend in the process. TGT was down heavily today after presenting disappointing Holiday season sales. Now the share price is back down to the level of November. While the share price in dollars was a bit lower than when I bought the shares in November, the amount I had to pay in Euros was a bit higher due to the stronger dollar. Including transaction fees the total costs are €313.19. With TGT paying $2.40 per year it the yield is 3.6%. My expected forward dividend is increased by €9.62 fastly approaching €300. I now have added three new positions this month. And almost used all of the funds I designated for

New position: TXN

With the new year barely started I'm on a roll initiating some new positions. After the AbbVie purchase just over a week ago, yesterday I got myself another new position. Yesterday, I bought 4 shares of Texas Instruments (TXN) at a price of $74.80 per share. Including service fees the total costs were €282.38. TXN pays a quarterly dividend of $0.50 per share which increases my expected forward 12 month dividend income by eight dollars or €6,42 bringing it to amost €287. TXN is a dividend achiever and placed no. 7 on SureDividend's top 10 dividend achievers list  of last December. An analysis of TXN can be found here . If the divididend paying schedule is similar to 2016, TXN will go ex dividend in the last week of January.

Dividend raise OHI

The great thing about dividend growth investing is that you get regular pay raises. Esspecially when a company raises its dividend every quarter. Omega Healthcare Investorrs (OHI) is such a company. Since owning their shares OHI yesterday announced its second dividend raise. OHI raises its dividend with one cent to 62 cents per share. This is a 1.6% raise. Owning 20 shares this raises my annual dividend with 80 cents. Looking at the year on year dividend growth OHI has raised its dividend by 5 cents or 8.8%.

First buy of the year: ABBV

Yesterday I did my first purchase of the year. While expenses are high in the end of December and the beginning of January, I was able to do a small purchase of AbVie (ABBV). I bought 3 shares at $62.75 a share. Including transaction fees the cost base will be $62.92. ABBV pays $0.64 per quarter the yield on costs will be just over 4%, 4.07% to be exact. Since ABBV will go ex dividend at January 11th, I will nicely pick up the dividend. Payout will be in Fruary. This buy increases my forward 12 month dividend with $7,68 before taxes. After taxes and at the current exchange rate this will be €6.28 bringing it to about €280.

2017 investment goals

2017 is already a few days old and sadly, I've been back to work for a few days as well. So is more then time to share my investment goals for this year. €400 of dividend income My current forward dividend is €273 and last year I raked in €114. Adding these two together should give me a nice aim for this year. Add at least 4 companies to my portfolio... I now own shares of 5 companies, KO,RDSA, UNA, OHI and WSR. Four extra companies should be a doable. I will be looking at a mix of more defensive shares and some a bit more cyclical. I already set a small order to buy a new company this week. ... of which at least one European company Not only do I want to spread risks between different kinds of companies I also want to spread between currencies. So I will not only buy US stock but also Euro stocks. Raise investments to €11.000 I now have invested about €6.000. I will not be investing more than last year, because I want to pay off a big part (10%) of my mortgage this yea
